1   Identification of Assets & Agreement

We are constantly looking for investment opportunities. When we find the right fit and come to terms with the seller, we place the property under a formal agreement.

2   Due Diligence & Capital Raising

Our team performs due diligence--a rigorous analysis of financial records, costs, and services--on the property to verify and validate estimates and assumptions. Our vendors perform title insurance, appraisal work, and inspections. Concurrently, we raise the Equity Capital for the purchase of the property.

3   Equity Funding

Once our Equity is fully subscribed, we generally have limited partners fund 10 days prior to closing.

4   Closing

At the conclusion of the due diligence and funding processes, we close on the property asset.

5   Operate & Cash Flow

This period lasts for the duration of the originally planned hold period. During this period, investors typically receive quarterly distributions from the cash flow generated by the property.

6   Refinance

Depending on the loan and original plan, we look to refinance the asset and return a large portion of the originally invested capital to partners.

7   Post-Refinance Operate & Cash Flow

After the refinance, we continue to operate the property and distribute cash flow to partners quarterly. This period lasts from the time of the refinance until the sale of the property.

8   Exit Options

At this period in the investment we evaluate the option to continue holding or to sell. In the event of a sale, we would look at the opportunity to perform a 1031 exchange for the legacy wealth building.

John Wappler

John Wappler

Manager & Member

John started his career working for Primerock Capital in 2011. John served as an analyst working on real estate and private equity investments into manufacturing and technology companies. Since 2014, John has exclusively been a real estate entrepreneur, starting and operating seventeen special-purpose entities focused around single and multifamily opportunities.

John is a founding Member of Evergreen and has served as its President since inception. At Evergreen, he is responsible for the creation of investment opportunities, the development of financing strategy, and the overall growth of the company.

Peter Madia

Peter Madia

Member

As a founding member of Evergreen, Peter brings operational and construction experience to their single and multifamily acquisitions. He focuses primarily on overseeing property management and maintenance, establishing renovation budgets for acquisitions, and managing the construction timeline throughout the renovation process. Peter has his hand on the pulse of Evergreen, establishing relationships and leading communication with all who are involved in Evergreen’s operations--from investors and clients to contractors and staff.

Prior to Peter’s work with Evergreen, he operated numerous small businesses where he gained experience in logistics, budget and payroll management, and advertising and marketing.

Mark Brooks

Mark has over 25 years of experience in finance, accounting and product strategy roles, spending time with KPMG, Highmark BCBS, and healthcare analytics start-up Pulse8 Inc. In 2018, Mark became the CFO of Pulse8 and worked on the company’s sale-side transaction to Allscripts, a public company.

Mark started his own real estate investment company, Roaring Lion Properties LLC, in 2020 and began collaborating with the Evergreen team in 2021. Mark’s role at Evergreen focuses on investor relations, acquisition analysis, asset management strategy, and financial analysis.
