Why should I invest with you?

We’ll have a conversation so that you can get to know Evergreen and so that Evergreen can get to know you and your investment goals. Both parties will determine if we are a fit for one another. Evergreen takes a conservative approach to what we do. We do one thing; we do it well; and we do not deviate from our approach unless new information warrants a change of course. We only invest in what we consider to be stable, steady markets.  Our investments are conservatively underwritten by our acquisitions team.

Who can invest in commercial real estate with Evergreen?

Our investments are open to approved, Accredited Investors. Accredited Investors are those who meet one of the following criteria:

  • An individual who has a net worth of at least $1,000,000, excluding the value of one’s primary residence;
  • An individual who has earned an income of at least $200,000 over each of the last two years and is expected to make the same amount in the current calendar year;
  • An individual whose income, combined with that of their spouse, exceeds $300,000.

What is the minimum investment amount?

Our minimum investment requirements range from $25,000-50,000.

What does Evergreen Asset Management LLC do?

Evergreen Asset Management LLC (“Evergreen”) is a real estate investment company focusing on multifamily and single-family assets with a long term hold strategy. We fund our investments with equity that we raise (syndicate) from multiple high-net-worth (HNW) partners, combined with our own capital. We provide our partners with passive opportunities to earn steady cash flow, invest in an appreciating asset, and gain tax advantages on their hard-earned capital.

How do I access Your investment offerings?

To be notified of our investment opportunities, you must first be an accredited investor and be on our investor email list. How do I get tax advantaged cash flow?

As an investor with Evergreen, your investment will go towards equity ownership in an entity that has direct title to the Property. You will receive a K-1 at the end of each year for each of your investments with us which represent your share of the profits, losses, and distributions from the entity.

What are the tax advantages of commercial real estate?

Real estate is one of the most taxed advantaged investments, utilizing the following:

  • the use of depreciation, including bonus depreciation, to write off a portion of the value of a property as a paper loss that will often offset the income from operations (rents less operating expenses);
  • 1031 Exchanges of “like-kind” property allowing for the deferral capital-gains taxes;
  • refinance opportunities that generate proceeds without triggering a taxable event;
  • the step up in basis benefit reduces your heir’s tax obligations when they sell the inherited asset.

What type of funds can I use to invest?

There are many ways you can participate in this type of investing: with cash, through trusts, with the use of truly Self-Directed IRA’s, through 1031 Exchanges, and more.

Do you accept 1031 proceeds?

Can I Invest with my self-directed IRA or other retirement account?

Yes! We accept investments in cash, a self-directed IRA, as well as select 1031 exchanges.

How do distributions work?

Distributions are typically paid out on a quarterly basis based upon available cash on hand. The distribution schedule will be outlined within the investment offering. In most cases, we begin our monthly distributions 3 to 9 months after closing on the property.

How do I know how my investment is performing?

Our team will send quarterly reports to investors via email and/or publication to your investor portal, along with an annual financial report. In addition to serving as a traditional financial statement, these reports provide an update on the performance of the property. Investors will have access to the investor portal where they can review their investment details and relevant documents at any time.

In what do you invest, and where do you invest?

We target A-, B and C+ Class Assets with a value-add approach. Evergreen has a proven track record of strong performance with assets in Pennsylvania, and we continue to evaluate and seek expansion into new markets such as Colorado and Florida.
